Abstract Typist
Do you love the thrill of the hunt, is researching historical documents interesting to you? If so, Abstracting might be a great career for you! Marion County Title Services is looking for a full time Abstract Typist trainee.
What is an abstract and what does the Abstractor do? An Abstractor is a researcher. They search a database and books (both in office and at the County Recorder’s office) of all property records for the county to find all the documents pertaining to a particular parcel(s) of land. They then build an abstract or continue an existing abstract with all the relevant information so that a buyer, and/or their lenders, can have peace of mind knowing that land is owned free and clear, plus what judgments or liens might be against the property. Every day all the documents recorded into the Marion County Recorder’s office gets indexed into our tract index (Title Plant). Along with the Recorder’s office, abstractors also have to review cases and files from the Clerk of Courts records as well for information pertaining to judgments, estates, and dissolutions of marriage.
As an abstract typist you’ll learn now to decipher these documents and find what important information is needed to be shown in the abstract. You’ll get a worksheet and copies of the documents from the abstractor. From there you’ll learn how to format an abstract and pull the necessary information from the documents.
What does it take to be an abstract typist and what are we looking for? We're looking for a self-motivated individual with a high attention to detail. Someone who likes working on their own, but can ask for help when needed from our experienced team. Great typing skills are important, as well as a good knowledge of Microsoft Word. Must be well organized and able to focus on the task at hand. Experience with legal descriptions of real estate is a big plus but not required. Experience in a legal office or in lending is a great bonus! If you enjoy learning new things and enjoy the challenge of putting together a puzzle this might be the right opportunity for you!
Job Responsibilities include:
- Typing up abstracts from worksheets and documents prepared by abstractors.
- Typing up various reports. (ie Lien Reports, Ownership Reports)
- Identifying legal descriptions for properties.
- Learn what information on each document is required to be shown.
- Conducting name searches and sifting though court records to find any judgments, etc.
- Learning to help index and verify documents from the Recorder’s Office.
- Helping out with other various duties around the office as needed.
- Occasionally answering the phones, assisting walk in customers.
Marion County Title Services is a small locally owned company based in Knoxville, IA. We offer ongoing training opportunities though our state association, Iowa Land Title Association. We offer a competitive hourly wage as well as a good benefits package (group health, retirement, vacation, and paid time off). Office hours are Monday - Friday 7 am to 4 pm. Work schedule can be a little flexible with start/end times to meet your needs, examples (some work 7am to 3pm with a short lunch, and 1 evening a week until 4pm; a 7:30am or 8 am start time can be options as well). No WEEKENDS! It's a nice quiet office setting, with minimal direct customer interactions. We’re not a large corporation, we’re just a small shop, we value and reward loyalty and hard work!
